I bought an appt in Omaxe Plam Greens Project in Greater Noida. The USP of project was " biggest project 50 Acre in Greater Noida".

Assuming Omaxe to be a reputed builder, I happily paid booking amount of 6,40,000/- in 2006. Till 2008, nothing happened, till one fine day I received allotment letter from Omaxe and next installment. Since living in open green place in fresh air was my dream, I kept on giving payment to Omaxe, even in recession. Never ever my payment was delayed.

In meantime, Omaxe without informing reduced size of project from 50 Acre to 23 Acres. Not only that, it added more towers in balance area and removed many of the promised services ( Like lake, jogging track etc.). With what ever space left, they project 'future projection' in the vaccant space. Overall it was a cramped layout without any plans. On asking, they say that the plan was 'tentetive'.

Meanwhile I came to know that no bank is giving loan on this project. There were approvals pending, from builder side. Till then I had paid approx 30 L (90% of actual cost). I started visiting their office at Kalkaji, but I was always given false comittments by their staff. They are trained to ans all queries of customer with whatever reply without ever cross checking the facts. Be it Arunesh, Neelam or Ruchi SIngh, their customer care head, all are same bunch of cheaters. They lie openly, make the customer wait till he decides never to come again....their mission accomplished.

Now, in Aug 2010, after 4 years of continuation in this project, they have launched low rise apartment at much lesser cost, without any EDC/IDC/Car parking / Club membership/ other charges etc. I have paid @2100/sq ft, apart from approx 7 L as additional charges. Omaxe is selling new apartments in same project at 1950 all inclusive.

I feel cheated and want to get rid of the same.
1. How can a builder sell apartments without proper approvals ?
2. How can they promise heaven but land up giving worse then Hell ?
3. How can they change the layout without informing existing customers ?
4. Can a plan reduce by more than 50% and original can be termed as 'tentetive plan' ?
5. How can they sell the same services at much lower cost within the same project ?

I have now no hopes from Omaxe. I have been visiting their office since Jan 2010 bu all I got is false promises.

I even offered to get myself shifted in any of their other project or refund my money. Omaxe is not ready with any option.

I have group of 15-20 people who are in same condition. I have no option left but to go for EOW and consumer court.

Please suggest.
