I want to inquire about the rent laws if Kolkata Municipal Corporation is the Tenant. Are there any minimum rent clause.

They have on rent about 1200 Sq feet and have been paying rs 250 through money order and that too is not regular.

They have been occupying these singe more than 50 yrs.

Please advise me what action i can take for increase in rent or eviction.
