    Default HDFC Loan Basis [ RPLR as may be fixed from time to time minus 2.5% for value]

    1. Approval of Housing Loan File No.1538249, dated 24.09.2004
    Amount approved Rs.10,000,00/-
    Rate of interest 7.25% p.a. on a variable Rate Basis [ Retail Prime Lending Rate as may
    be fixed by HDFC from time to time minus 2.5% for value]
    Term 11 years (132 installments of Rs.11016/- pm)
    The prevailing RPLR was as below;
    RPLR of 9.75% was prevailing from 24,07,2003 to 21.11.2004
    RPLR of 10.25% was prevailing from 22,11,2004 to 15.06.2004
    RPLR of 10.75% was prevailing from 16,06,2004 to 31.01.2005
    RPLR of 11.25% was prevailing from 01,02,2005 to 31.03.2005
    RPLR of 11.25% was prevailing from 01,02,2006 to 30.04.2006
    RPLR of 11.75% was prevailing from 01,05,2006 to 31.07.2006
    RPLR of 12.25% was prevailing from 01,08,2006 to 31.12.2007
    RPLR of 12.75% was prevailing from 01,01,2007 to 28.02.2007
    RPLR of 13.50% was prevailing from 01,03,2007 to 28.03.2007
    RPLR of 14.00% was prevailing from 01,04,2007 to 30.04.2006

    1. Bank was charging me ROI as follows;
    Oct’04 to Dec’04 7.25%
    Jan’05 to June’05 7.75%
    July’05 to March’06 8.25%
    April’06 to Jun’06 8.75%
    July’06 to Sept’06 9.25%
    Oct’06 to Dec’06 9.75%
    Jan’07 to Feb’07 10.25%
    April’08 to June’08 11.25%
    Jul’08 to Sept’08 11.75%
    Oct’08 to Dec’08 12.50%
    Jan’09 to March’09 12.00%
    April’09 to June’09 11.50%
    July’09 to March'09 11.25%

    I have failed to understand the anomaly in having differential policy for Floating rate interest for old and new customers. Presently fresh Floating rate interest offered is much lower than what has been charged me enforced.

    Please advise clarity on the bank charging varied Floating rates and motives to charge old customers more than prevailing rates. Please also inform as effective from 01.07.2010, I understand that RPLR system linked with ROI is suspended and RBI has fixed a Base Rate towards ROI being charged by Bank to all borrowers. Under new system what would be policy of the bank to charge interest?
