    Exclamation hdfc home loan complaint



    Dear sir,
    I'd taken home loan from HDFC last year which is at floating rates. Despite of the account being of floating rate the bank is charging 10.25 % intt. as on today which is higher than the rate they should be offering today. But if i want to prepay the whole loan today, they are charging penalty of 2% on whole of the loan amount taken and are saying that this has been mentioned in your loan agreement. I'd like to ask what about their undertaking of providing foating rate of interest when they are insisting on penalty terms in agreement .I think it is sheer injustice by the bank to the loan takers and when bank is not willing to bring down the interest rates ,it should not charge the prepayment penalty either.
    Kindly look into the matter.

    Every man had a dream of his own house one day in his own name & their are many people who are redy to becum helping hand to chase out the dream___But we should awared of the threats too....

    My problem starts from,when i started dreaming of my own house in jaipur,I started searching home that would become a dream housefor me,my wife & my daughter.

    Finally my search end upon a flat(Bcoz rates are too high in the city in comprison to buy a land for self)and for that i need to arrange 20 lacs for sure(As per the conversation with broker),One of the loan executive of hdfc home finance Mr mahesh(Ashok marg branch) whom i meet at property broker's office assures me not to worry about my co. will give you a loan of 17 lacs by which you can easily makes your dream come true.....so i was relaxed that only i have to arrage 3 lac intead of 20 lac nd i am ready to pay EMI as i am working in a central gov, department so i arrange all the docs & submit to executive mr Mahesh on 1st jan(Before that i allready pay the token money 2 lac to the broker as an advance---and the 45 days of TAT(time allotted to) has started of as per the agreement means i have to pay remaining amount after the said period___i was convinced by the ppl bcoz everything going fine until & unless I had a call from Mr mahesh that your loan amount reduced to 15 lac & you have to club ur father as co-applicant(First time in life i heard that adding one more person<in elegibility limit reduces the loan amount normally it increase ur elegibility(As my father is also in Govt.Service))__But i was fine & don want to argue with banker & agrred for the same___butin few days again i had call from mr mahesh that file has kept with Ms Shivangi(Loan appraisal Exe.Ashok Marg Branch) and it reduced to 12 lac i was helpless what to do men, what kind of service is that__On the same elegibility loan amount not issued but reduced by Everyday But abouve all, this become height Wheni called up by Mr Mazid that We can give a loan of 8 Lacs only___I guess they trying to say(You love to take or rather leave it before it reduce again by Us)
    i don know what wrong wid these guys.....it will take 20days to say we r not able to give you a loan of 17 lacs...OMGodIf a govt servant suffers from this what a private player go through with we can't even imagine seriously.
    Previously we had a loan from HDFC and the track record of mine was like Mr. Clean A/c no-521996268HD....Also my younger brother take 3 lac loan from hdfc at ajmer and he already paid the said amount completly,we had calls from HDFC ajmer that If we wana avail more loan they welcoming for the same...we were vry loyal customer before all this hapen?????

    My few question from the org..
    1. Why you people (Branch Exe.,Head)giving loan assurance when its not your cup of tea.
    2. The ppl u recruit for selling loans are completly lacking in knowledge,& they sale like they give loan from their own pocket.
    3. Why org.will take 20 days to process the case as the property dealing is so sensetive market in Jaipur.
    4. What if i lose my token money after 45 days in case i am not able to arrange the remaining amount
    4. Why should i not forge a complain to banking Ombudsman????

    Now i gave u time for revert of 2 days,after that i take necessary action.....thanx for the service..

    We are sorry, we can not help you in this regard, as the it is for Bank to decide whether loan should be provided to a person or not - - Consumer Forum can not give any direction that a particular person be given loan.

    Default Charges for online transaction for paying EMI's

    I hold a HDFC home loan for the last 2 years. Since this year my EMI has started. I do the EMI payment by online transfer as I also hold a HDFC savings account (salary account) and today to my surprise I saw that from 1st November onwards to make a online payments for EMI they would be charging Rs. 100 for every transaction. Or to avoid this you need to have an ECS / SI or post dated cheques.
    My question is that is it an RBI rule that we need to compusorily have any one of the 3 mentioned above. As I do payments regularly and that too before time. Then why this new payment.

    Default HDFC Homeloan - Charges for online payment

    I agree with whoever wrote on the Online payment charges. HDFC online payment was a well and easy method for making home loan repayments. Now either I need to switch back to conventional models of dropping cheque or switch to ECS or suffer the extra charges. Not sure why would HDFC involved in such a anti-customer activities.

    However does this extra charges are appreciated by RBI ?

    Default Regarding wrongly charge of Incidental charges & penalty laid by HDFC Bank from me

    Dear Sir/Madam
    With due regards I would like to draw your kind attention regarding my case. My name is Virendrasinh K. Rana I have taken a home loan from HDFC Ltd. in April 2010. My account No. is 248863280. As per the terms and condition mentioned in my contract my first EMI which I have to pay will start from the month of May 2010 for which I have already give a standing instruction to my HDFC Bank, Lal BUlglow Branch in Jamnagar, and for the month of April 2010 I have to pay Pri EMI of Rs. 5844/- only, same ammount an advance cheque I had handed over to your bank staff. But the HDFC starts to deduct the first EMI from 5th of April 2010 which was deducted from my account. First thing is the deduction of EMI starts from my account from 5th of April is totally wrong, it should be start from May 2010 and if you already start to deduct the EMI from 5th of April 2010 then no question is arraising to deduct the pre EMI of Rs. 5844/- but your office has also send the cheque for clearance and because of un sufficient balace the same cheque was bounce and your office charged Rs. 100/- as penalty and also my bank charged near about Rs. 350/- as penalty because of bounce cheque.
    When you are getteing regular payment and if there is no any amount due with me then how can you ask for incidental charges ? You just check my account from very begining, my account showing Rs. 11834/- as surpluse with you till today.
    I have already requested to your Jamnagar branch personally several times and also complaint regarding this in written at your Jamnagar office and send a copy of the same to your Mumbai branch office also but till date I have not receive any responce or any letter from your side.
    Once again and this is the last time I request your self to kindly look in to the metter and solve this matter and give me the credit of incidental charges and also pay me the penalty charged from me by the HDFC Bank Jaamnagar branch which I paid only because of your side fault.
    As I mentioned I have personally went to the HDFC Jamnagar office so many times and problem is still there as it is, now this is my last letter to the HDFC Ltd. and if I don't find any reply or responce from your side in 15 days at my given coruspondance address, given in the contract paper, forcefully I have to go for a leagel notice and cunsumer court for the justice.
    Hope you will take necessory action very soon.

    Dear Sir / Mam,
    My loan A/c no. 517554100. I have no recieved any call or letter on aug-11 from hdfc after that they required
    for emi late fees but I am not agree with this condition. I want to know my record of any call or any letter from hdfc.
    Please show me all records immediately. otherwise I have to take other dicision.

    sir i m kapila tiwari i want to ask u question my father has taken loan from your bank and now the repo and reverse repo rate is continuously increasing so my question is this that due of loan period is 2014 then because of this increasing rate year of giving payments are increased or the amount is increased

    I took my Home loan from HDFC in 2010, for 4o lakh@20yrs EMI 43600. My age is 30, recently due to some problem I lost my job. So I requested HDFC team to reduce my home loan either by

    1) Increase tenure (Currently it is 20 yrs but since I am at the age of 60 it can extent till 30yr.)
    2) I will pay 50% of total EMI for next 5yrs and after 5yrs I am ready to pay double EMI or equivalent
    But HDFC team was not ready to listen only. They told me to speak to recovery team as they have the rights to make such changes HDFC team manager (Malad Department) told me. Then I spoke to Recovery person he was not at all ready to listen me. I told as per RBI rule I can opt for 2nd option, he told me we don’t follow RBI rule as we don’t come under RBI.
    Please help me in my worried situation were No 1 home Loan Lender is not ready to help.
    This is my dream home had done my sacrifice to purchase this home.

    Please help

    Angry HDFC Home Loan complaint

    I took home loan from hdfc bank.I took my desbursment cheque for amount Rs 230765/- from bank.but due to some reason i did not given that cheque to my builder.that cheque have 6 month vallidity,so after 6 months that cheque vallidity is over so that I sumitted that cheque to hdfc bank to revalidate it.but i saw on online portal bank charge me intrest on that amount(Rs 230765) even if i didi not in cash the cheque.So is this the RBI rule to take intrest even if the cheque is didi not banked/in cash?
