How they trap customers


1) Many of their plots Dont have any valid approval - In Bangalore plot having BDA / BMRDA /'A' Khata are considered to be valid (Again it depends on case on case basis if the plot is under some litigation even this has to be verified before buying)
2) their plots dont have proper above approvals nor if they have they have some litigation in those lands like court cases.
3)when a new customer contact them they will say that they have all valid approvals but they doesn't share the plot papers.
4)they will create hype by mentioning we are very genuine developers we will not cheat people and we are very reputed company and say that we are doing Indian Postal & RMS House Building Co-operative Society Ltd., The Karnataka High Court’s The Judicial Department Multi-purpose Co-operative Society Ltd., The Karnataka Soap Factory Employees Society etc.,


even the the new judicial layout proposed at Kengeri which is suppose to get completed by 2013 is developed by them
Also they will mention all nationalized banks are ready to lend loan for these plots like SBI bank, HDFC bank almost all nationalized banks names they mention.

5)generally when an normal Indian hear these reputed names then they tend to believe and ready to book the plot by paying booking advance.
6) these cheaters have a team of around 5 people for each project their names are mentioned below

1) Raja Reddy - Sales full of bluff master (who give all false hype and promises and make sure you pay the booking advance - their booking advance will be in lakhs these number figure depends on how much innocent you are) he even says we have last plot available and another person is ready to pay more booking advance who ever gives more advance we will book it for them etc. then will start pressurizing for agreement so that he completes the fraud as soon as possible making you panic in a very short time.
Honestly speaking they are so well versed in these fraud, they dont have any truthfulness in their subconscious mind. They are cheating many poor guys hard earned money and which this poor guy has saved that money in a dream to construct his own home by paying interest for life time by sacrificing his happiness starving many time to save money working over night to earn money and save it for his life time dream of constructing his own home.

People who get trapped in their web falls under below categories

Category 1) People paying less token advance by paying amount less than a lakh - some people ignore as they dont want to get in to police and court proceedings as its time consuming and some people get scared for getting insulted in public if they say they got cheated. assume if they get 4 customer who pay 25,000 and just ignore to demand back that money from these frauds they earn Rs. 1,00,000 without any effort.

Category 2) People paying more token advance will undergo loss with respect to interest due to delay from them to return token advance. if they go for court they will get money back till that date they will invest that money for their benefit at the cost of this poor guys interest. for more money even the interest what gets piled up by the time they return will be in Lakhs.

Category 3) people who are not educated or economically weaker sections will just buy these fraud plots without resisting due to lack of money and strength to fight against them.

2)Narashimha Choudary - Tells himself as accountant supporting fraud of their owners, - Assume you pay advance in lakhs and then take these papers to nationalized banks at the first shot they will not approve for loan they mention that this layout or plot doesn't have valid approvals. you are gone then this choudary will talk to you and say that if you take any legal step you only will be in trouble so try to handle the situation amicably, basically he will try to protect his owners.




3)Bhaskar Naidu ( in the website this guy name is mentioned as Bhaskar.Y )- Owner fraud who will sit behind the walls doesnt show his face and deals with things(managing partner) - This guy will never shows his face and make sure your booking advance is transferred as soon as possible to his account, so that he can start playing the fraud game.


4)Ambarish- Another fraud he will just entertain phone calls but never comes face to face(managing partner) he works on instructions of Bhaskar .Y make sure your booking advance is never returned or returned very late. Soft spoken but very dangerous guy. try to handle things thru his co workers.


5)Jayanthi Fernandes- She is like one female in this fraud gang she is one big lier and works for these frauds- She says her self as admin manager but never share any or their owners information.


So be careful with Green infratech /Vasavee Developers/ Infrathon, in Bangalore there are many such bogus developers who are doing this and cheating people many goes unnoticed due various reasons use this page as a database to upload names of such developers who do frauds, keep posting the names of such developers who do frauds so that people dont fall prey to them.
